Financial Management:

  • Maintain hybrid accounting system
  • Provide monthly financial reports
  • Assist in preparation of annual budget
  • Monthly, quarterly or yearly billing as required
  • Budget variance reports
  • Reserve/replacement control
  • Preparation of accounts payable
  • Provide financial reports to CPA for Federal & State filings
  • Monthly reconciliation of bank statement (s)
  • Prepare and send 1099’s (to vendors & state)


  • Site inspection
  • Oversee service contracts
  • Maintain records
  • Assist in evaluating contract bids
  • Assist in obtaining & maintaining insurance policies
  • Assist in required reserve studies
  • Assist with Election of Directors- Registration/ballot counting
  • Availability for emergency calls



  • Attend Board meetings
  • Attend Annual Members Meeting
  • Clerical assistance
  • Stay abreast of HOA civil codes
  • Prepare and store minutes & resolutions
  • File reports with Government agencies
  • Compose & distribute communication as required
  • Provide yearly required disclosures to owners
  • Prepare and send out required election packet to owners
  • Maintain owner list for emergencies
  • Liaison with other professionals as needed
    (Insurance & Real Estate Brokers, Lenders, Title Companies, Attorneys, Vendors)

Community Relations:

  • Assist & prepare agenda for meetings
  • Prepare Board packets (for meetings)
  • Oversee CC&R’s, Rules & Regulations
  • Promote unity & goodwill with resident
