Bill Phillips
Co-Owner of Terra Vista HOA Management and Phillips Real Estate
Bill has over 40 years of experience in the real estate industry and over 10 years of experience in HOA Management. Bill is also a member of CACM, as a Certified Community Association Manager and is working towards his Master of Community Association Management credential. As owner and broker of Phillips Real Estate, Bill’s greatest enjoyment is in helping clients find solutions to their real estate needs. Bill is a lifelong resident of the Monterey Peninsula and is a 1977 graduate of the University of California at Santa Barbara with a B.A. in Business Economics. Bill is a strong supporter of the community and currently serves as a Trustee of the Pacific Grove Unified School District. He previously served two terms on the Del Monte Forest Property Owners Board of Directors and was a Founding Member of Monterey Bay Search Dogs. Married to his wife Nancy, a Real Estate Appraiser, they have two children. An avid sports fan, Bill coached youth baseball, soccer and basketball for many years.

Phyllis O’Shea
Realtor, Community & Property Manager
A Realtor and property manager, Phyllis has over 20 years of experience in commercial property management, culminating in being the “first hire” for the development team of Santana Row in San Jose. Phyllis retired in 2002 as Regional Property Manager, Western Division with projects in San Jose, Los Gatos, Portland, Phoenix, San Antonio and San Francisco. Her experience includes asset management, accounts payable/receivable, monthly reporting, annual budgets and reconciliations, gross sales audits, maintenance contracts, site inspections, contract oversight and leasing. Phyllis and her husband Tom are proud grandparents of 4 grandchildren. In her spare time, she enjoys golf and gardening.

Andrew Phillips
Co-Owner of Tera Vista HOA Management and Phillips Real Estate

Born and raised on the Monterey Peninsula, Andrew Phillips graduated from Pacific Grove High School in 2011. Attended both MPC (Monterey) & Cabrillo College in Aptos, determining what his major was going to be. In 2015, Andrew worked briefly with an environmental campaign finance company in Santa Cruz, to pursue his fervent interest in environmental justice. After returning to MPC to complete the real estate licensing requirements, he began working part time at his family’s brokerage and HOA management firm, learning the businesses from the ground up. When offered the position to join the company business with his father, he knew he had found his calling. Representing the third generation of Phillips Real Estate, Andrew received his salesperson license through the California Department of Real Estate. He also achieved accreditation as a Certified Community Association Manager through CCAM. In his free time, Andrew enjoys playing many of the world-renowned golf courses the Peninsula has to offer. In addition, he volunteers in his spare time coaching the wrestling program at his high school alma-mater.

Ariel Wright
Certified Community Association Manager
Ariel, a member of CACM as a Certified Community Association Manager, navigates association management seamlessly between Directors, Committees, Owners and Vendors. Well versed in individual associations’ governing documents, Davis-Stirling regulations, and as a California licensed real estate salesperson, she has the ability to manage any project necessary in each community. Ariel brings enthusiasm and creativity to Terra Vista and Phillips Real Estate and is dedicated to providing the finest service possible. In her spare time,  she enjoys cooking and hiking around the peninsula.

Lauren Nordhougen
Administrative Assistant
Lauren, a member of CACM, serves Terra Vista HOA Management as an Administrative Assistant. Originally from Michigan, she graduated from the University of Michigan and gained experience in office administration, design and marketing. After moving to the West Coast in 2011, she gained finance and customer service experience with J.P. Morgan Chase Bank, receiving 3 promotions in 5 years. Most recently, Lauren entered into Real Estate, working as a licensed Property Manager in Seattle, WA before joining the Terra Vista team. In her free time, Lauren enjoys spending time with her French Bulldog, Poppy, and being an active member and referee of the local roller derby league, the Monterey Bay Derby Dames.

Kellye Vlanizza
Property Manager
Kellye manages Phillip Real Estate’s individual properties from apartments, condominiums, to single family homes. Kellye is a natural at property management and genuinely cares about her owners and tenants. She is a native of Monterey Peninsula and has extensive knowledge of the area, allowing her to navigate, individualize and optimize owner, and tenant experiences. Carol Barton
Bookkeeper
With over 30 years accounting experience, Carol handles all the bookkeeping for the HOAs managed by Terra Vista. She prefers to work in the small business setting and has worked for The Lyceum of Monterey County and Shake Enterprises. In her spare time, she and her husband, Darryl are involved in Geocaching, as well as showing their cats in The International Cat Association. Carol also judges cat shows and has traveled extensively to judge shows in the US and abroad.

I have been a home owner at Pacific Sands complex in Marina CA since more than a year ago. Within this time, I have been dealing with the Terra Vista HOA Association on a regular basis and I have found them to be incredibly helpful, genuine in their assistance to the homeowners and in some cases, have gone over and beyond their means to accomplish a task for the homeowners.
